About us

Building decks in Yorba Linda since 2005

We focus on one thing: decks and the outdoor living around them, built for the conditions of North Orange County.

Yorba Linda Deck Builders has been building and repairing decks for homeowners in Yorba Linda and the surrounding hill communities since 2005. Our work covers new composite and wood decks, repairs and rebuilds, waterproofing for elevated decks and balconies, railings, stairs and patio covers.

Building here comes with its own checklist. Many homes sit on slopes, a large share of the area is mapped as a high fire hazard zone, HOAs often review exterior changes, and the summer sun is hard on every material. We plan for all of it up front so your deck gets approved, passes inspection and holds up.

After more than two decades of local projects, we know how the area's hillside lots, HOA reviews and fire-zone rules shape a deck, and we bring that experience to every estimate, whether it's a small repair or a full multi-level build.

How we work

Built for the site

Every yard is different. We design around your slope, soil, views, sun and how you actually want to use the space.

Done to code

We pull the permits the job needs, follow the building code and plan for fire-zone rules where they apply.

Clear estimates

Written, itemized estimates with material options, so you know what you are paying for before work starts.

Clean job sites

We protect your yard and landscaping, clean up daily and walk the finished project with you.

Why a deck specialist?

General contractors and handymen build decks too, but a deck is one of the most exposed structures on a house. It sits in full sun, gets wet from sprinklers and winter storms, carries people and heavy furniture, and in many cases hangs off the side of the home several feet above the ground. The details that decide how long it lasts, like ledger flashing, joist protection, footing depth, hardware and guard connections, are easy to get wrong and hard to see once the boards are down.

In Yorba Linda those details matter even more. Decks here face long, hot summers, strong UV, irrigation overspray, termites and the occasional heavy winter storm, often on a hillside where a failure has real consequences. A deck that would last decades in a mild, flat yard can wear out much faster on an exposed slope if the framing is not protected, the hardware is not rated for outdoor use or water is allowed to collect at the house connection. Good deck building is mostly about preventing those slow problems before they start.

Because decks and outdoor living are our focus, we spend our time on those details. We follow manufacturer installation guides closely, because many decking and railing warranties depend on correct spacing, fasteners and framing. We build to the California Residential Code and the local amendments your city has adopted, and we plan inspections into the schedule rather than treating them as an afterthought.

Building on Yorba Linda's hillsides

Many homes in north and east Yorba Linda, Anaheim Hills, Brea and Chino Hills sit on graded pads with yards that fall away from the house. Those lots can make some of the best decks in Orange County, with views across the Santa Ana River valley or toward the hills, but they need more planning. Taller posts need proper bracing. Footings may need to be deeper or placed farther from the top of a slope. Stairs often have to connect two or three yard levels, and access for materials can be tight.

When a project calls for it, we work with engineers on footing and framing design and include their drawings with the permit submission. We also look at drainage, because water from a deck or patio cover should go somewhere that will not undermine the slope or the house.

Permits, HOAs and fire zones

Most new decks need a building permit. In Yorba Linda, permits typically go through the City of Yorba Linda Building and Safety Division, while nearby cities and unincorporated county areas each have their own departments. We prepare the drawings, submit the plans and schedule inspections so you are not left to figure out the process alone.

HOA approval is the other common hurdle. Many communities in Yorba Linda and the surrounding hills review colors, materials, railing styles and setbacks before work begins. We provide drawings, product information and color samples for your architectural review package.

Fire safety is part of every plan we make. Large parts of the area are mapped by Cal Fire as Very High Fire Hazard Severity Zones, where the building code calls for ignition-resistant construction on decks and other exterior features. We check your property against current maps and help you choose decking, framing and details that meet the requirements, using products listed by the State Fire Marshal where they are needed. Read more on our fire-resistant decks page.

Materials we work with

We build with capped composite and PVC decking from established manufacturers, plus redwood, cedar and pressure-treated lumber for homeowners who want real wood or a lower starting cost. Framing is typically pressure-treated lumber protected with joist tape, or steel framing for certain fire-zone and long-span projects. For railings we install aluminum, glass, cable and wood systems, and for shade we build solid patio covers, open pergolas and louvered roofs.

We'd rather help you choose than sell you a product. During your estimate we bring samples and talk through upkeep, heat, fire-zone fit, HOA rules and budget so the choice makes sense for your home. Our composite vs. wood guide is a good place to start.

What working with us looks like

Every project starts with a free on-site visit. We walk the yard with you, measure, check the slope and soil, look at how the deck will connect to the house and note anything that affects cost, such as access for materials or an existing deck that needs to come out. We also ask how you plan to use the space: daily dining, entertaining, a quiet spot for morning coffee or a view platform.

After the visit you get a written, itemized estimate with material options. When you are ready to move forward, we prepare drawings for the permit and your HOA, order materials and give you a realistic schedule. During construction we keep the site tidy, protect landscaping and let you know about any surprises, like hidden rot in an older deck, before doing extra work. At the end, we walk the finished deck with you and explain how to care for it.

Our commitments to you

  • A written contract. Scope, materials, price and schedule are in writing, and payments follow California's home improvement rules.
  • Honest recommendations. If a repair will solve the problem, we say so. If a deck is unsafe, we explain why and show you what we found.
  • Work done to code. We pull the permits the job needs and build to pass inspection the first time.
  • Respect for your home. Clean work areas, protected landscaping and clear communication from start to finish.

Questions to ask any deck contractor

Whether you hire us or someone else, these questions will help you compare contractors and avoid common problems. We are happy to answer every one of them during your estimate.

  • Is your license active, and what classification is it? Look the contractor up on the CSLB website and check that the license is current and covers the type of work.
  • Will you pull the permit? A contractor who suggests skipping a required permit is asking you to take on the risk of failed inspections, insurance problems and trouble when you sell.
  • How will the deck attach to the house? Ask about ledger flashing, fasteners and how water will be kept away from the wall. Most serious deck failures start at this connection.
  • What is the footing and framing plan? On a sloped Yorba Linda lot, ask how deep the footings go, how posts are braced and whether an engineer is involved.
  • Does the material meet fire-zone rules for my address? If you are in a Very High Fire Hazard Severity Zone, the decking and details need to meet ignition-resistant requirements.
  • What is the payment schedule? In California, the down payment on most home improvement contracts is limited by law, and progress payments should match completed work.
  • What warranty comes with the work and the materials? Get both the contractor's workmanship terms and the manufacturer's product warranty in writing.
